    Non-urgent work is quoted and sent to you for approval before it starts, unless you've set a pre-approved limit. Urgent repairs are actioned as the legislation requires.

    Monthly statements show rent received, every expense and the invoice behind it. End-of-financial-year summaries are automatic.

    Rental appraisal

    We inspect the property, compare it with current rentals in the suburb and recommend a rent range and any preparation worth doing.

  2. 02

    Marketing and inspections

    Photography, portal listings and scheduled open inspections hosted by our leasing consultant. Prospective tenants register online.

  3. 03

    Applications

    Every complete application is reference-checked and presented to you with a recommendation within two business days. The choice is yours.

  4. 04

    Lease and move-in

    Lease signed electronically, bond lodged, a photographed condition report, and a proper induction to the property for the tenant.

Inspections and communication

What happens during a tenancy.

  • Routine inspections

    Twice a year, with seven days' written notice to the tenant, and a photographed report to you within two business days.

  • Rent reviews

    Reviewed at each renewal against current rentals in the suburb, with a recommendation and the comparables we used.

  • Tenant communication

    Tenants log maintenance and questions through a portal, and every message is acknowledged the same business day.

  • Arrears and compliance

    Rent is monitored daily. Smoke alarm, safety and legislative requirements are tracked and handled on your behalf.

Questions landlords ask first.

How do you choose a tenant?

We present you with every complete application along with our reference checks and a recommendation. The decision is yours. We do not accept applications before an inspection.

How often are routine inspections?

Twice a year, on a calendar agreed at the start of the management. You receive a written report with photographs after each one.

How is maintenance handled?

Tenants log maintenance through the tenant portal. Anything urgent is actioned immediately under the tenancy legislation; anything else is quoted and sent to you for approval before work starts, unless you have set a pre-approved limit.

What are your management fees?

A percentage of rent collected, plus a letting fee when a new tenancy begins, set out in the management agreement. There are no charges for inspections, statements or tribunal attendance.

Can you take over a property that is already tenanted?

Yes. We handle the transfer with your current agent, review the existing lease and condition report, and introduce ourselves to the tenant in writing.
