Applying

How an application works.

The same four steps for every property, with timeframes we hold ourselves to.

  1. 01

    Inspect

    Register for an open inspection from the listing, or request a private viewing if the property has been listed for more than a week.

  2. 02

    Apply online

    After inspecting, submit your application with identification, proof of income and two references. Complete applications are considered first.

  3. 03

    Hear back

    Applications are presented to the owner within two business days of the inspection. You'll hear from us within three, either way.

  4. 04

    Move in

    Lease signed electronically, bond lodged with the state authority, a photographed condition report and keys with an induction to the property.

Do I have to inspect before I apply?

Yes. We only consider applications from people who have inspected the property in person or by a private inspection arranged with us.

How long does an application take?

We present complete applications to the owner within two business days of the inspection and let you know the outcome within three.

Are pets considered?

Where the listing says so, yes. Include your pet's details in your application and we will put them to the owner.

What bond is required?

Four weeks' rent, lodged with the state rental bond authority. You will receive a lodgement confirmation directly from them.

Existing tenants

Renting with Aldergate.

Maintenance, inspections and lease questions go to your property manager. Urgent repairs should also be phoned through to the office.

How do I report a maintenance issue?

Use the maintenance request form on the tenants page. Urgent repairs, such as a burst pipe or no hot water, should also be phoned through to the office or the after-hours number in your welcome pack.

When are routine inspections?

Twice a year. You receive at least seven days' written notice and can request a different time within the notice period.

How do I end or renew my lease?

Contact your property manager at least a month before the end of the fixed term. We will confirm the notice periods that apply and send any renewal offer in writing.

Urgent repairs

A burst pipe, no hot water, a gas leak or anything that makes the property unsafe: phone the office during hours, or the after-hours number in your welcome pack. Log the request below as well so it’s on record.
