Appraisal
We walk through the property with you, talk about the street and recent sales, and follow up with a written estimate and our recommended method of sale.

Agreement and plan
One agency agreement with the estimated selling price, commission and every marketing cost itemised. Nothing is added later without your written agreement.

Preparation
Presentation advice, styling if it will make a difference, photography, floor plans and a campaign schedule. We check the light before we set inspection times.

Campaign
Open inspections, buyer follow-up within a day, and a written report to you after every open home with attendance, feedback and any offers.

Negotiation or auction
Every offer is put to you in writing. On auction day the same agent who appraised your home is on the steps.

Exchange to settlement
We stay across the contract, the building and pest reports, and settlement day, and we're still reachable afterwards.

Questions vendors ask first.
How do you decide between auction and private treaty?
By the property and the market around it. Auction suits homes with several likely buyers and few comparable sales; private treaty suits properties where the value is well established or the vendor wants a quieter campaign. We recommend one in writing with our reasoning, and we are happy to be argued with.
What does a campaign cost?
Marketing costs are itemised in the agency agreement before you sign. They cover photography, floor plans, portal listings, signage and print, and you approve each item. There are no costs added during the campaign without your written agreement.
How is your commission structured?
A percentage of the sale price, agreed in the agency agreement, payable at settlement. We do not charge additional administration fees.
Will the agent who appraises my home be the one who sells it?
Yes. The agent you meet at the appraisal runs the campaign, hosts the inspections, negotiates and calls the auction day. You have their direct number throughout.
How long does a campaign run?
Four weeks for most auction campaigns and as long as needed for private treaty. We report to you in writing after every open home so you can see how the campaign is going and change course if needed.
Do I need to style the property?
Not always. We will tell you honestly whether styling, partial styling or simply decluttering will make the difference for your home, and we can arrange any of them.
