Warehouse conversions: six things to check before you buy

Converted industrial buildings in Rozelle and Balmain are some of the most distinctive homes in Sydney. They also need a different kind of due diligence.

A rope works, a soap factory, a printing house: the Inner West's converted warehouses were built for machines, and they carry that history into the way they behave as homes. That is most of their appeal and some of their risk.

1. The strata records

Ask for the last three years of minutes and the capital works fund balance. Conversions often share large roofs, old brickwork and industrial drainage that costs more to maintain than a new building.

2. Thermal performance

High ceilings and single-glazed steel windows are beautiful and expensive to heat. Check what has been done: secondary glazing, insulation in the roof space, ceiling fans.

3. Acoustic separation

Original timber floors between apartments can carry sound. Inspect at a time when neighbours are home.

4. Mezzanine compliance

Mezzanine bedrooms should have compliant stairs, balustrades and ceiling heights. Ask whether they were part of the approved conversion or added later.

5. Contamination history

Former industrial sites usually have a remediation record from the conversion. It should be in the contract's disclosures.

6. Parking and access

Confirm whether the car space is on title, on a lease, or allocated by the strata scheme. All three exist in Rozelle.
